Warm-season grasses like Bermuda, Zoysia, and Centipede thrive when they have a dense, deep root system and a well-balanced soil foundation. Unfortunately, most lawns—especially new ones—start out with compacted or nutrient-poor soil. Our custom top dressing solution addresses this by delivering both immediate and long-term benefits:
Improves soil structure and drainage • Reduces thatch and compaction • Promotes root growth and turf density • Naturally fights weeds and disease • Gradually levels uneven areas • Reduces the need for chemical fertilizers
These advantages come from the living organisms in the compost, as well as the partially degraded materials that provide compost's bulk. When compost breaks down further in the soil, it becomes humus—a gel-like mixture of minerals, microbes, and organic matter.
Core Aeration – Loosens compacted soil, improves oxygen flow, and allows nutrients to reach the root zone. This is a crucial part of our process, and we often aerate in multiple directions to ensure our top dressing penetrates deeply and evenly. We hold to the premise that when lawn roots are healthy, they retain moisture more effectively and are better equipped to withstand harsh conditions. While synthetic fertilizers can quickly green up a lawn, they’re often just a temporary band-aid if the soil isn’t properly conditioned to support long-term health. Our approach addresses the root of the problem—literally—so your lawn becomes truly sustainable from the ground up. (Even if you’ve recently aerated, we’ll repeat the process to maximize the effectiveness of our top dressing treatment.)
Delivery & Application of our premium 70% sand / 30% compost microbial loam mix at a rate of 1 cubic yard per 1,000 sq. ft. We believe this is a safe and effective amount that won’t smother the lawn. Bermuda and other warm-season turf types are resilient, but the amount of aeration and time we spend dragging your lawn can put it under temporary stress. This application depth averages just over ¼ inch. (In 2026, we plan to offer the option to purchase additional cubic yards of material) We often discourage using pure sand alone. Even though we use USGA Specification Sand (GA-35)—a golf-course-grade material—it’s important to understand that overusing sand can lock up the soil, preventing nutrients from reaching the root zone.
Drag Raking – Smooths and blends the material for even coverage and effective leveling. We often spend as much time drag raking as we do applying the material itself. Our team works hard to bring the grass canopy up, allowing the top dressing to settle between the blades.
Lawn Preparation Checklist Please complete the following steps before your treatment for the best results:
✔ Mow Low – If possible, please cut your lawn to a height between 0.75 and 1.5 inches. This helps the top dressing reach the soil surface and allows our team to better identify and correct imperfections in the lawn's topography.
✔ Water Lightly If Needed – If the soil is extremely dry, lightly water the day before treatment to aid aeration. Avoid overwatering—soft ground can lead to ruts from our equipment.
✔ Mark Sprinkler Heads or Shallow Lines – We call 811 for utility marking, but also ask that you identify irrigation, internet lines, or other shallow items. We are not responsible for unmarked or shallow-buried objects.
✔ Complete Any Yard Projects in Advance – Finish tree removals, construction, or major landscaping prior to treatment to avoid disruption and ensure the best outcome.
Aftercare & What to Expect - With proper watering, your lawn should begin to show darker, greener growth within 2–4 weeks. The more significant, long-term benefits—improved soil biology, disease resistance, and surface leveling—develop over time.
Water daily for the first 2–3 weeks to maximize your results. Just like muscles need recovery after a workout, your lawn needs consistent moisture to heal and rebuild. After 2–3 weeks, you should reduce watering to encourage deeper root growth and improve drought resistance.
Expect visible material for the first 7–10 days—this is normal.
In areas with deeper low spots, the sand may temporarily lay over the grass blades. After about a week, we recommend agitating these spots with a landscape rake or even your foot. The material should stay in place—we just want the grass canopy to rise and receive sunlight. Please note that top dressing will not make grass instantly appear in bare areas, but it will foster an environment where nearby rhizomes and stolons begin to spread. This is a gradual process—not an overnight fix. We believe that, except in very rare cases, overseeding is not necessary for warm-season lawns. Most warm-season turf is installed via hybrid sod, which isn’t available as seed.
